Our Process
What we do as Architects
The American Institute of Architects (AIA) defines the five phases of architecture that are commonly referred to throughout the industry: Schematic Design, Design Development, Contract Documents, Bidding, and Contract Administration.
With a basic understanding of what happens during each of these work phases allows both the client and 5R Design to better communicate with each other. Being familiar with each phase’s milestones is important because architects typically organize contracts and project schedules around them. We value clarity and want the experience of working with us to be as straightforward as possible. Below is an outline of a typical project phase breakdown with a description of the deliverables or milestones at each step. This list may vary in content and time depending on project size, type, and complexity.
Pre Design
An information gathering phase that will be the foundation for the design phases to follow. The main goal is to learn everything possible about the client’s goals and space requirements.
Schematic Design
In this phase, we begin the process of translating the Program into an efficient building design. This is when we start exploring design concepts: it is the time for testing options and getting a general idea of the look and feel.
Design Development
By the end of this phase, the building exterior will be more fully designed, the interior layout completed, dimensions of all spaces finalized, and most materials selected.
Construction Documents
The design drawings are developed into a precise and thorough set of construction documents containing all of the information necessary to communicate the design to a general contractor and build the project.
Building Permit
The construction drawings, along with any additional information required to get a building permit, are submitted to the city / jurisdiction for review and approval.
Bidding & Negotiation
If the client already has a contractor on board, then the contractor is typically involved in the process early on. If the client wishes to issue the project for competitive bid, a more organized bidding process takes place.
Construction Administration
During construction, the architect’s role is to serve as an advisor to the owner. During this phase we will conduct site observations, contractor coordination, and address any questions or issues in the field.
